Registration charges at a glance

For a sale deed, Tamil Nadu charges 7% stamp duty and 4% registration fee, 11% in all. The rate is the same in Chennai and every other district; only the guideline value changes from street to street.

Property valueStamp duty 7% + registration 4%
₹10 lakh₹70,000 + ₹40,000 = ₹1,10,000
₹25 lakh₹1,75,000 + ₹1,00,000 = ₹2,75,000
₹50 lakh₹3,50,000 + ₹2,00,000 = ₹5,50,000
₹75 lakh₹5,25,000 + ₹3,00,000 = ₹8,25,000
₹1 crore₹7,00,000 + ₹4,00,000 = ₹11,00,000
₹2 crore₹14,00,000 + ₹8,00,000 = ₹22,00,000

How the calculation works

The sub-registrar charges stamp duty and registration fee on whichever is higher: the price written in the sale deed, or the government guideline value for that street or survey number. If you paid less than the guideline value, you still pay duty on the guideline value.

Rates are set by the state and do change. The rate boxes above are editable, so you can match them to the figure your sub-registrar quotes. Gift, settlement, partition and release deeds between family members have their own lower rates and are not covered by this calculator.

A worked example

A 2,400 sq ft plot is bought for ₹85 lakh. The guideline rate is ₹4,000 per sq ft, so the guideline value is ₹96 lakh. Duty is charged on ₹96 lakh: stamp duty ₹6,72,000 plus registration fee ₹3,84,000, a total of ₹10,56,000. Because the price is above ₹50 lakh, the buyer also deducts ₹85,000 TDS from the payment to the seller.

Budget roughly another 1% for these. For the full background, read our guide to stamp duty and registration in Tamil Nadu. To estimate the value of a plot first, use the land value calculator.

Frequently asked questions

What are the registration charges for a house or land in Chennai?

For a sale deed it is 7% stamp duty plus 4% registration fee, 11% of the higher of the sale price and the guideline value. A ₹50 lakh house therefore costs ₹5,50,000 to register, plus document writer and office charges.

Are registration charges different outside Chennai?

No. The 7% and 4% rates apply across Tamil Nadu. What differs is the guideline value, which is set for each street or survey number, so the same plot size can cost very different amounts to register.

Is stamp duty charged on the sale price or the guideline value?

On whichever is higher. If the deed shows less than the guideline value, the sub-registrar charges duty on the guideline value.

Do women buyers pay less?

Women buying a house, flat, plot or farm land worth up to ₹10 lakh get a 1% reduction in the registration fee. Above ₹10 lakh the normal rate applies.

When does the buyer have to deduct TDS?

When the sale price is ₹50 lakh or more, the buyer deducts 1% from the payment to the seller and files Form 26QB. It is part of the price, not an extra cost.
