How land is priced around Chennai
Inside the city, plots are quoted per sq ft or per ground (2,400 sq ft). In the suburbs and villages the rate is usually per cent (435.6 sq ft), and large farm or industrial land is quoted per acre. A rate of ₹10 lakh per cent works out to about ₹2,296 per sq ft, so always bring rates to one unit before comparing two offers.
- Market value: the price buyers and sellers actually agree, set by location, road access, approvals and demand.
- Guideline value: the government's minimum value for that street or survey number, published on TNREGINET. Stamp duty is charged on the higher of the two.
- Registration cost: 7% stamp duty plus 4% registration fee for a sale deed.
A worked example
A 5 cent plot is offered at ₹6 lakh per cent, so the price is ₹30 lakh. Five cents is 2,178 sq ft; with a guideline rate of ₹1,200 per sq ft the guideline value is ₹26.1 lakh. The price is higher, so duty is charged on ₹30 lakh: ₹2,10,000 stamp duty plus ₹1,20,000 registration fee, ₹33.3 lakh in all.
Frequently asked questions
How do I calculate the value of land?
Multiply the area by the rate in the same unit. A 2,400 sq ft plot at ₹4,500 per sq ft is worth ₹1.08 crore. If the rate is quoted per cent, first convert: one cent is 435.6 sq ft.
What is the guideline value?
The minimum value the Tamil Nadu Registration Department fixes for each street or survey number. Stamp duty is charged on the higher of the guideline value and the agreed price, so check it on TNREGINET before you agree a price.
Is the market value the same as the guideline value?
Usually not. In growing areas the market price is often well above the guideline value, while in some places the guideline value is higher. This calculator shows both so you can see the difference.
How much does it cost to register the land?
For a sale deed, 7% stamp duty plus 4% registration fee on the higher of the two values. The calculator adds this to give the total cost.
