GST Road: frontage that is hard to find
The Grand Southern Trunk Road runs from Tambaram through Guduvanchery and Kattankulathur to Chengalpattu, alongside the suburban railway line. The stretch carries traffic all day, and continuous frontage on it, especially on the service road, suits showrooms, warehouses, schools, hospitals and hotels. Most frontage land here was divided long ago, so a single block of several grounds is uncommon.
Around Chengalpattu: farm land with trees already grown
East of Chengalpattu, the road to Thirukazhukundram passes through farming villages with coconut and mango groves and the hills around the temple town on the horizon. Buyers here are usually looking for a working farm, a weekend farmhouse, or land to hold for the long term within reach of Chennai.
What to check on this belt
- Whether the land falls under CMDA or DTCP for approvals, and the land-use zone for what you plan to build.
- For highway land, the service-road access and any road-widening reservation along the frontage.
- For farm land, the classification (nanjai or punjai), the water source and whether the farm electricity connection transfers.
- Patta and an Encumbrance Certificate for each survey number, and a measurement against the FMB sketch.
